Espace Nordik - the Château condos
We are in the process of completing the documentation relative to the sale of newly renovated studios and condos at the Château.
We have recently completed the full renovation of 2 mezzanine condo units on the 6th floor and 3 studio suites on the 5th floor. We are now in the process of renovating a further 2 condos on the 6th floor and 53 studios on the 4th and 5th floors.. All these units will be delivered for sale/occupation by Christmas 2009.
These units were completely gutted to the concrete floors/walls and reconstructed to modern standards in a very contemporary style.
These major renovations are based on a new floor plan, new central heating/ventilation system, new bathrooms and kitchen/kitchenettes areas, flat screen TV?s, modern contemporary furniture and appliances. The plans/design was completed by the renowned design-architectural firm Lemay Michaud.
We are still finalizing the price estimates for this project but expect to sell the units on the basis of approximately 380-450 $ per square ft, taxes and fees not included.

On the 6th floor, we will renovate double mezzanine units into two bedroom condos (approximately 1,200 ft ) and a one bedroom room mezzanine condo unit (approximately 700 ft) These two luxury units offer a full kitchen with dining area, living room with sofa (hide ?a- bed) fireplace, flat screen TV's with a modern sound system.
We expect to complete by the fall 2010, the renovation of the 6th floor into a VIP floor with controlled access, renovated hallways and elevator entrance. This VIP floor will accommodate 6 double units mezzanine condos and 16 single units mezzanine condos.
On the 4th and 5th floors, we will have 56 studios renovated with 32 two queen studios with new heating/ventilation, bathroom and kitchenette (approximately 500 ft) and 24 studios with king bedroom, sofa (hide- a- bed ) living room and full bathroom in approximately 400 ft.
These will be for sale as condo-hotel units with full services and the sharing rental revenues and common costs.
